Our services
Regular testing and assessment is an important element to ensure (and prove) you are doing what is necessary to meet your legal duties to maintain all equipment in a safe condition. EICR
Inspection and reporting on the condition and safety of a property’s wiring, including distribution (fuse) board, sockets, switches etc.
Gas Safety
The Gas Safety (installation and use) Regulations 1998 outline the duties of a landlord to ensure all gas appliances and flues undergo an annual Gas Safety Check. This must be carried out by a Gas Safe Registered Engineer.
Legionella Risk Assessment
A legionella risk assessment involves the examination of the water systems in a premises to identify the potential for the existence of harmful legionella bacteria including the laboratory testing of water samples.
Smoke, Heat & Carbon Monoxide Detectors
Landlords must ensure detectors comply to the Smoke and Carbon Monoxide Regulations 2015, in terms of functionality and placement. Property Compliance will assess current detectors (changing batteries if applicable) and report on additional requirements or changes to existing ones to comply with regulations if necessary.
Energy Performance
All domestic rented properties (where applicable) must meet a minimum energy efficiency standard. Following a site visit, our experts will produce an Energy Performance Certificate (EPC) which will detail any measures needed to ensure the property complies with the Minimum Level of Energy Efficeincy standard (MEES).
Health & Safety Risk Assessment
A full Health & Safety assessment in accordance with The Health and Safety at Work Act (1974) and the Management of Health and Safety at Work Regulations (2003). Identification and evaluation of the potential risks within the premises and solutions advised to gain compliance.
Fire Risk Assessment
A full Fire Risk assessment in accordance with The Regulatory Reform (Fire Safety) Order 2005, carried out by our highly experienced consultants. Identifying potential fire risks our online report offers solutions where necessary to maintain compliance.
PAT Testing
The regular inspection and testing of all portable electrical appliances and equipment to ensure they are in a safe condition (eg. kettle, vacuum cleaner, toaster, lamps). Required to satisfy The Electricity at Work Regulations 1989.
Blind Cord Safety
Landlords are responsible for making sure blinds in their properties meet The Blind Cord Safety Regulations 2014. Our engineers will assess all blinds and highlight any that do not meet the standard. Remedial work can then be undertaken to ensure landlords meet their duty of care to tenants.
Important News
From 1 June 2020 landlords must ensure electrical installation inspections and testing are carried out for all new and renewed tenancies in England.
All existing tenancies to be completed by 1st April 2021.
